Development Viability

The former Shredded Wheat factory, with historic Grade II listed industrial structures sitting alongside the town centre and railway station was not viable with the consented 850-unit scheme that had previously been secured.  We were tasked with securing a viable planning consent through increased density while also delivering an enhanced policy outcome to enable the Council to grant consent for the increased density.

The scheme which was consented in 2018 delivers the creation of a mixed-use quarter providing 1,340 new homes of which 31% are affordable, 114 extra care homes, 995 sq. m. of health and community use, 883 sq. m. office and 590 sq.m. of retail. 

Alongside the above, the scheme proposed the retention and reuse of extraordinary listed, 1920’s, windowless 40m grain silos to provide c.5860 sq. m. commercial space including an International Art Centre, Creche/Day Nursery and flexible commercial and leisure space.  

We are currently advising on the viability for a revised application that is due to be submitted in Q1 of 2021, that further intensifies the northern part of the site to enable diversification of the residential tenures.
